The prospect of being able to use your home as a holiday accommodation can be intriguing to many. There are several things to consider when thinking about renting out your home as a holiday let to generate additional income.

An example of which is not being able to turn your property into a tavern, this likely applies to cottage owners and smaller rural dwellings.
Leasehold properties can contain clauses that ban sub-letting. This is more likely in a block of apartments, this can be disruptive to other tenants.
An exception to the planning consent rule is when you are choosing to turn your property into B&B.
This is a ‘Change of Use’, planning permission must be sought and given before you can accept guests. You will need to apply to your local planning department to find out more.
You will also need to apply for planning permission if you are considering changing or adding anything to an outhouse or a building. For temporary structures like yurts planning permission is not usually required.
If you feel it comes under ‘Change of Use’, you will need to apply.
Converting an outbuilding into a holiday let will also need you to apply for planning permission as this is a ‘Change of Use’.
The best thing to do is get in contact with your local council and discuss the possibility to use your property as a holiday home.
How do I apply for planning permission to use my house as a holiday let?
Contact your local planning authorities for a conversation about planning permission to use your house as a holiday let.
Begin talking with design teams and architects, and it is also a good idea to compile a list of your preferred suppliers at this point.
Once you have had those initial conversations about planning permission to use your home as a holiday let, you can then submit your plans to the council.
You will have contact with a planning inspector during this time to discuss your holiday property plans.
You must remember it may take up to eight weeks before a decision is made.
What impacts planning permission being accepted?
